MXD Neighborhood Commercial Subdistrict Regulations – Zoning text amendment to Sections 27-1103 and 27-1107 of the zoning code requested by New Urban Dakota, LLC to: Allow a density bonus of up to 10 percent of the maximum allowable density with the provision of additional workforce housing units; Increase the permitted ground floor residential from 80 to 85 percent; Create a multiuse activity center standard of a minimum of 500 square feet for neighborhoods of less than 50 units.
Abacoa Dakota – Subdistrict master site plan amendment to modify the Neighborhood Commercial subdistrict to add 20 dwelling units and reduce retail square footage on a 9.0± acre property. (PZ# 3766) Individual site plan amendment to construct a three-story building with medical and retail uses on the ground floor and 20 multifamily rental apartments above, on a 0.23± acre property, located on the southeast corner of Dakota Drive and Bismark Lane.
